With two television shows, a song, and several movies centered around it; Beverly Hills, California is a locale well-known all across the United States. The city boasts many amenities and attractions that make it a desirable place to live: the climate is mild, the city is close to Los Angeles and other important areas of California, and residents enjoy an economically sound hometown. While many cities in California are prone to flooding and at high risk, Beverly Hills is not one of those cities. The Federal Emergency Management Agency (FEMA) assesses flood risks for cities and states all across the country, and designates the most flood-prone locations as Special Flood Hazard Areas (SFHA). In these areas, properties have a 1-in-4 chance of flooding at some point during a 30 year period. Communities in these high-risk areas are required to have flood mitigation plans in place, and property owners are required to carry flood insurance to protect themselves from high flood-damage related costs.

The only SFHA in Beverly Hills is located in the Franklin Canyon Reservoir, and it is a low-risk SFHA at that, as the flood risk is limited to the confines of the reservoir. FEMA also designates flood zones, which indicate whether or not hydraulic studies have been done to determine the potential depth and cause of flood waters in each SFHA. The Franklin Canyon Reservoir is classified as Zone A, indicating that no studies have been done to determine how deep potential flood waters could rise.

What does this all mean for Beverly Hills property owners? At first glance, it may seem that floods are nothing to worry about, and that flood insurance is not needed. This line of thinking may seem logical, but it is important to remember that just because there is not a statistically significant risk for floods does not mean there is no risk. Property owners do not often realize that standard policies do not cover flood-related damage costs, especially when those floods are caused by natural events.

There are two options for property owners looking to purchase flood insurance policies to protect their investments. The first is coverage through the National Flood Insurance Program (NCIP). These policies are backed by the government, provide set coverage limits for the property, and require thirty days after approval to be activated. A second, newer option, has recently become available through the National Catastrophe Flood  Program (NCIP). These policies are backed by private organizations, have higher and broader coverage limits, and require only fifteen days to be activated after approval.

There are many wonderful things about the city of Beverly Hills, not the least of which is the low risk for floods and related damages.
